Official sources in the real estate world say property prices in the South of France are currently the same level as they were in the 3rd quarter in 2005!

This means 2012 will be a great time to buy a property in this beautiful region of France - interest rates are historically low and banks are lending.

Terms:
Minimum down payment: 20%
Minimum loan amount: €100,000

This gives the UK based property investor in the South of France great security. The South of France is a hugely popular tourist destination, especially amongst Europeans. Nice International Airport is France’s second largest airport behind Paris. There are also a large number of the budget airlines such as EasyJet servicing Nice from all the major European cities, offering great value flights. Plus, the Côte d’Azur is less than a 2 hour flight from most European capitals such as London & other Northern European capitals. You are promised a mild climate in the winter and a wonderfully long, hot summer – The South of France boasts over 300 days of sunshine a year.

Compared to cities such as London and Madrid, property prices are still relatively good value. The French rate of interest which is set by the European Central Bank is at a historical low. According to FNAIM prices are stabilizing and prices are currently related to the levels they reached in the 3rd quarter of 2005. So, 2012 is definitely the time to invest in a property in Cannes, Nice, Antibes or anyone of the many beautiful villages in the South of France.

A letter from your captain or management company specifying your position, length of service, and monthly income. If you have been there less than 2 years please also provide a copy of your previous work contract .

Justification of your personal contribution (proof of down-payment) e.g. bank account statement, building society statement showing you have the funds for down-payment,

Yachtie Mortgage Example:

Purchase price: 500.000€
Down payment: 150.000€
Loan amount: 350.000€
Rate: 3.25%
Term: 20 years
Monthly payment: 1.986€ + insurance

This mortgage is a variable rate mortgage, based on a margin of 1,30% above the 3 month EURIBOR index for a duration of 20 years
The current rate for 20 years is 2,9%

Your monthly repayment is fixed for 12 months and revised annually.

The advantage of this mortgage is that if the interest rates rise considerably, the monthly repayment will never increase more than the rate of inflation; therefore, you maintain constant repayments in relation to inflation throughout the term of the loan. The term of your loan will increase or decrease according to the interest rate applicable (with a maximum of 5 years more for a loan of 20 years
For an example: for an amount borrowed of 350 000 € and a duration of 20 years, the monthly repayment will be 1985 €/month + insurance.
The inflation last year was 1,7%. If we keep the same inflation and if the rate increase, your monthly repayment will be capped at 1985 € and the duration could stay the same or could be changed (if the variation of the rate is important).

This yachtie mortgage offers the possibility :
- to make a total repayment without penalty at any repayment date.
- to change to a fixed rate at any repayment date.
- to modulate the amount of your monthly repayment according your budget
- to transfer the loan to a new purchase

LOAN APPROVAL WITHIN SEVEN WORKING DAYS

French Mortgage Xpress is actually based on the French Riviera – we are local, on the ground and have regular meetings with all our partner banks to make sure our clients are getting looked after and are receiving a fast, efficient and professional service.

The sun is here and 2011 and French Property is still a great investment. The French Mortgage rates are at one of the lowest levels seen in France for many years.
France was even voted the best place to live in the world by International Living Magazine for the 5th year in a row!, and why not! Quality of life, Culture & Leisure, Health, Infrastructure and of course not forgetting the climate and the 300 days of sunshine we get on the French Riviera during the year.

Matt Frost from French Mortgage Xpress tells us what makes the difference between a French Mortgage application that shines and one that smells less than sweet.

Five Tips for Improving Your Chances of Success when Applying for a French Mortgage.

French Mortgage Xpress, over the last seven years have processed more than 500 French Mortgages. It quickly becomes clear that some applications will fly through the approval procedure with almost 100% chance of success; while others are doomed to languish in “mortgage purgatory,” for what can seem like an eternity.

Matt Frost from French Mortgage Xpress tells us what makes the difference between a French Mortgage application that shines and one that smells less than sweet.

1. Be Thorough. Make sure all the information requested in the application form is complete and backed up with the relevant documentation—and don’t forget to sign and date the application form!

2. Be Organised. List the documents you have provided on a separate sheet of paper or email. This impresses the underwriter – and shows that you know what you are doing and have not just emptied the contents of your document box for the underwriter to pick through the rubble of your private papers.

3. Be Clear. Most underwriting teams actually want to pass your dossier. Help them by high-lighting incoming salary and out-going mortgage payments on your bank statements. Explain any large one-off payments and point out where your down-payment is coming from if it is in more than one savings account or in different currencies.

4. Be One Step Ahead of the Game. If self-employed, ask your accountant to prepare a short note confirming your income for the last two years together with a provisional figure for the current year. Similarly, for employed and self-employed applicants, a financial c.v. showing your professional career and earnings history is a nice addition to your file.

5. Be IT Savvy: Almost all documentation can now be scanned and sent electronically to the lending banks, including passports and application forms. This can speed up the procedure and cut down on waste paper.

Of course, each application is different; but by using the above tips you can help push your application to the top of the queue and significantly improve your chances of a successful French Mortgage application.

What are the 2 most important factors about a Buy 2 Let French Mortgage and does the South of France fit the bill?

Why purchase a buy-to-let property in the South of France?

The 2 most important factors that an investor should consider when looking into a buy-to-let property are:

1. Is your property likely to increase in value (capital appreciation)?
2. What will be the potential rental yield?

The good news is – 2010 in the South of France will fit the bill on both points.

Location, Location, Location……

The South of France is a hugely popular tourist destination, especially amongst the British and many other Europeans. Nice International Airport is France’s second largest airport behind Paris. There are also a large number of the budget airlines such as EasyJet servicing Europe and offering great value flights into Nice. The Côte d’Azur is less than a 2 hour flight from London and most European capitals. You are promised a mild climate in the winter and a wonderfully long, hot summer – The South of France boasts over 300 days of sunshine a year.

Low French Mortgage rates and comparatively cheap property

Compared to cities such as London and Madrid, property prices are still relatively good value. The French interest rates which are set by the European Central Bank are at a historical low. Many French Mortgage lenders have extremely flexible products of under 3%. 2010 is a buyers market and borrowings are great value. According to FNAIM process are stabilizing and prices are currently related to the levels they reached in the 3rd quarter of 2005. So, 2010 is definitely the time to invest in a property in Cannes

Supply and Demand of Property in the South of France

Property prices increase in areas where there is high demand but low supply. The Côte d’Azur is the perfect example. Building land is limited as the French government has implemented tough building restrictions in an attempt to thwart overdevelopment. Many areas along the coast have been designated ‘green zones’ which can therefore never be developed. Consequently, the supply of building land for property is extremely limited, but the demand for property in this stunning and popular part of France is high.

Seasonal rental market in the south of France

The South of France offers a huge seasonal rentals market. This covers the entire spectrum of properties from small studios in Nice to large villas and palaces in St Tropez. Figures from INSEE (L’Institut National de la Statistique et des Etudes Economiques) stated that in 2008 there were over 8 million tourism nights and over 6 million international air passengers coming into Nice Coted’Azur airport.

High demand for tourist and business accommodation in Cannes

Cannes in the South of France is perfect for an investment property with a high demand for tourist/business rental accommodation meaning capital appreciation is good. Unlike most other towns in the South of France, Cannes is less exposed to fluctuations in tourist numbers due to the many conferences and congresses that are held throughout the year. The most famous of these is of course the Cannes Film Festival. Others include MIPIM which is dedicated to commercial property, MIPTV (TV content and distribution) and the Cannes Lions (advertising). One in every 5 visitors to the Riviera is a business man or woman who stays for an average of 5 nights. Cannes therefore not only attracts the ordinary tourist but also business person who have higher expenditures than the average.
